New to Philly market and Been eyeing on West Philly for BRRR. Saw a few properties in Haddington, Carroll Park, and Kingsessing. Has anyone had any success in these neighborhood using BRRR and what are your thoughts on these area?

I am brand new to the Philly area. I’m looking for multi-family units that I can fix up (I need to find a good contractor). I recently drove around Philly, and so far I love the Haddington area (for investment). It is super-cheap and relatively close to UPenn and Drexel (I hear both universities are expanding). I also noticed that the streets are wider than they are in other areas of Philly, I drove by some extremely narrow streets in Kensington (nightmare during renovation, you cant even stop in front of the property for a minute).
I am taking all my money out of the stock market (not much but enough) and i want to invest in Haddington. I’m scared that the stock market is going to crash, I don’t think that Real Estate in Haddington can go any lower - the prices are already depressed.
