Underestimating the effect that the end of the first-time homebuyer tax credit would have...
About the time I stuck a property on the market, the whole darn zip code (And all of the surrounding areas) lost about $60,000 in value. (Yes, it was dominated by first time buyer houses.)

Not entirely sure I understand the question, but....I'd say the biggest mistake when selling is not disclosing everything about the property that legally needs to be disclosed. It can, and eventually will, come back to bite you.
