I want to make an offer on a property that’s on the MLS, the seller is selling the property “As is”. He called me asking if I buy properties and I said yes. A couple of questions later I asked him if the property is on the MLS which he responded yes. I went onlIne and saw that the priced has been dropped by 20k in less than a month which tells me he’s motivated to sell. 👍
NOW, I NEED PROOF oF Funds. Are THERE ANY HARD MONEY LENDERS THAT WOULD

Check out Asset Based Lending Or Alpha Funding Solutions. I've used Asset based and those guys are def number one in Jersey. Also, First equity is in Jersey. But those three I know of in Jersey.

Yes a HML lender can give you proof of funds letter. They will need a few things from you, credit pull, proof of funds for closing and any reserve requirements, probably LLC documentation They might ask about previous real estate experience and may require proof.
