How to track down owner of vacant properties.

Question

We come across properties that are vacant. They need work and taxes have not been paid for 2+ years. City has liens on them for cleanup and unpaid utility bills. They are usually out of state owners. We mail to the address the tax bills go to but no luck. Calling the numbers reaches numbers no longer in service. How can you find the person responsible to make an offer on the property?

Well where I live the city will eventually take it, yes. Have you talked with the city/county and told them you are interested in buying the property? They may be able to let you know the process they take.

Check the county recorder tax records as this information should be public record. https://taxcollect.com/search/

If you know their name, I usually look them up on Yellow Pages. It will give you a bunch of relative names. I then go on social media and try to find one of their relatives, then you can send them a personal message. Also always check with the neighbors. They sometimes know the person and will have an accurate phone number.
