Taxes $12,000/year

tenant pays own electric

not sure how much water or insurance is

@Tim Herman Hi Tim, your right, I did a little more research on this, and the insurance is $2,500 Water bill coming in at $650

@Isaac El without real numbers you can only use rule of thumb. 1% rule. $8000/.01=$800000 max purchase price,
