Have you thought of investing in Indianapolis? It is a great market that shows promise.
I'd read reviews! Figure out if you want an appreciation or cash flow market. Contact providers in those markets. Ask to be connected with people they've worked with. Look at previous deals. If many many people are pleased with their experience.. that's a great sign!
