Well I need my well paying tenants to keep believing renting is a better idea, so cheers to the propaganda.

Stupid people get stupid degrees and are shocked when no one will hire them.

I agree that pursuing a degree in certain fields is not wise and unlikely to create a path towards an income that will cover those student loan expenses. There is plenty of data (not anecdotal opinions like what you chose to share) that provide proof there are disparities among races and the amount of student loan debt they graduate with while earning the same degree.

Can you explain why certain racial groups graduate with higher student loan debt for the same degrees? Do you still believe this is directly tied to a persons intelligence?

Ah, the race card. For a second I thought how someone could suddenly bring that up but then I saw what city you are from.  So, self-inflicted student debt based on race, huh? I find the below article much more devastating and worth fighting for.. don't you? One reason I changed parties and now throw my money at the right. People are actually dying. More black people aborted than born. Or do you only stick to race topics that cnn tells you to? I feel sorry for no one with student debt or mortgage debt. I feel sorry for people murdered.

    I'll be more clear.

Who G's AF? People who can only fixate on race? It's YOUR race topic "nothing burger". It's funny how only some race graphs fit the left's victimhood narrative, but not others.

ANY person can get a job in this grand economy created by our President and pay off their student, mortgage, credit card, doctor debt.  But being the white saint you are, I'm sure you are helping other people with their bills, right. Also, if you have to use race to help you in a debate - you've lost.

People in minority groups, such as me, see people like you for what you are - pure hypocrites.  Take a step back and try not to approach a conversation with "race gay female sexism orange-man-bad" mumbo jumbo.

I'll be even more clear - the reason for the difference in your graph? People like you. But feel free to let us all know how much you give up in your life to help a minority person pay off student debt. And please also let us know what you are doing for the REAL problem of more black people being aborted than born. Or is it best that you not possess a graph for that?

Take care babe, and please consider walking away from your party. You are only a saint to the same people that applaud murder.

I'm an independent voter, this discussion is focused on student loan debt and its impact on buying real estate. My questions are related to the data provided and are focused on that topic.

These personal attacks and misdirection to a topic you feel you posses a moral high ground lead me to believe this isn't a topic you are comfortable talking about in a constructive manner.

You turned the discussion turned to race. Sounds like that is the only thing you can argue (i would imagine for any topic it turns to race).  Thanks for the convo, let me know when you want to discuss issues without playing the race, gender, gay, victimhood card.... it's just too cnn for me and not worthy of any discussion. Like the little girl that says 'how dare you... people are dying' because of cow toots, it just causes eyes to roll.  You want to talk about the greatest American economy in history and how people of every background are benefiting from it... hit me up. "white man bad"... no can do.

I'm living very affordably rent wise, my problem is spending money on experiences. Just got back from a conference, been going to a lot of concerts, and snowboard season is coming up. This type of stuff has been the most difficult to reign in..

Buying a house is undeniably better if you plan on living where you are for more than 3 years. If you plan on moving in that time, or think you might want to, it probably doesn鈥檛 make sense to buy (the hassle and transactional costs make it pointless). Only exception would be if you鈥檙e in one of the 10 largest markets and would experience appreciation along the way.

I鈥檓 25, understand the value in home ownership, own 40 rental units, and still rent where I live. Why? I hate the locational commitment that buying a home requires.

You are highly misinformed, my friend.

When I was applying for medical school - black, Hispanic, latino, and native American people had MUCH lower GPA and MCAT standards. I had a few black friends from undergrad who got multiple interviews and acceptances with an MCAT score of 24-25. If you were white or Asian with that score, don't even bother applying to a DO school or even the Caribbean because you are discriminated against for being white or Hispanic. You don't have a chance.

12+ years later, this hasn't changed. So called minorities can become MDs with grades and scores far below the standard for whites and Asians. To me, this is a despicable trend. Do you want someone who isn't qualified to the same standard interpreting your MRI or doing trauma surgery on your sister who got into a car wreck? I don't.

Back on topic, I think the original article had some good points, but was missing some others as was pointed out in this thread. I feel like the article would have been more accurate had it specified "young" millennials in debt rather than the entire generation. Someone without considerable debt and outside of high-value areas is clearly better off owning over renting.

But the best thing a millennial (I technically qualify as one, barely) can do is to get rid of bad debts first, and millennials tend to have more of that than the average. The interest rate on most credit cards, car loans, and even some student loans will nullify or diminish the appreciation gains of home ownership. If instead of putting down $20k for a downpayment on a house, they paid off 20k in bad debt they would likely instantly get a much better return on their money and pay tens of thousands less in interest.

The biggest cost owners overlook is interest. at 4% interest over 40 years your home will actually cost you 150% of what you paid for it. No one actually does the math. Repairs, remodels, etc are not factored in either. After you do the math homeowners are rarely better off unless they time the market perfectly... but then you need to factor in commissions, closing costs, etc. I can tell your comments are unsophisticated. Also, falling interest rates has increased affordability, but they will not fall much further. A 1% rise in borrowing costs will equate to a 20% fall in home prices. Do the math and Good luck!

Thats what I was thinking. How many home owners use the words " I own" when actually they dont own much of anything but a vested(debt) interest in a asset. The lenders are the ones whom rent to owner occupied SFH's, (debtors) we are their tenants. Has anyone actually looked at a excel loan amortization over 30 years? Statistically "homeowners" will refinance every ten years, thus starting the interest only(first ten years is usually mostly interest) process all over. Owner occupied SFH's are most often a liability. Dont forget about the PMI with interest, most dont even remove it when they can.

There has been way too much speculative buying.

If you want to buy and can live at home don鈥檛 waist another dollar on rent. Suck it up and save and then make your move! 馃檶

Your 'experiences' are not needs, they are wants.  If you want to buy a house, you need to save which means cutting your spending on things that aren't necessary.  Treat yourself once and while, but that treat might be a night out for dinner, not a weekend skiing at a high end resort.
