Berclair-Highland Heights Neighborhood Advice?

Hi BP folks,
I'm interested in a 3/2 SFR in the Berclair-Highland Heights in Memphis - specifically near Wells Station Elementary School. This would be a buy and hold, its already tenant occupied and rents for $795.

Can I get some thoughts on this neighborhood?
Vacancy rate? Crime? Have these gone up or down in recent years?
Can I realistically increase rent?

Any advice/expereicnes are welcome! Thanks all!!
