Just want to jump in here to offer a bit of advice. I would put money on you not receiving a single deal by posting about what you're looking for here in the general forums. If someone in the Atlanta area has a solid deal, they will be able to offload it to a million different people in a million different ways before having to resort to running searches through the BiggerPockets forums. Even if they did stumble across this post, they would have zero idea of what you're actually looking for. "A small SFH or duplex near Atlanta ga" is not criteria. If you really want people to know what you're looking for, get more exact with your criteria. Once you have that, start looking for those real estate professionals and wholesalers who might be able to bring you a deal. Now you can talk about exactly what you are looking for so that they know what to bring you.
