Does anyone that has invested with them have positive or negative things to say?
Looking at an investment with them in the North Carolina area. 4.32% cap rate which feels quite low, but I'm new to this so maybe that's market for the area.
Having been an investor in three of their offerings (Braxton at Woods Lake, Riverside Flats at Aberfoyle Village, and Monterosso), I'd strongly recommend looking elsewhere. While the pitchbooks looked very attractive, the actual results have been less so. Braxton was supposed to be a 5 year hold, but sold 2 years early, with a 2% IRR (you read that right). Riverside Flats has a roof leak in all three buildings (litigation ongoing), so roughly 1/3 of the units can't be rented. Monterosso was an underperforming 4 year old investment, that recently sold at well below purchase price. So, I'm out $100K. I've had better luck with other syndicators. Three Pillars Capital comes to mind.
