Preliminary Settlement Statement for cash offer

Hi everyone

I am planning to put in a full cash offer for a FSBO property and the owner has requested a preliminary settlement statement.

I'm not exactly sure what this means, please could someone explain??

They want to know how much they walk away from closing with.
