Investing in the 2021 market

Hey everybody. Going to ask you to get our your crystal balls for this one but what do you think will be the best strategy for investing in 2021? I’m going to have about 50k in capital and searching for that first deal to be able to get in and keep scaling. I know that your first deal shouldn’t always be a home run but more so just to get into RE investing but I also want to take the best approach. I was more a buy and hold approach but I don’t know if that’s the best approach in today’s market and with homes being at the top end in the C neighborhoods I’ve been looking. Obviously I will continue to look in multiple markets but just wanted to get some opinions and maybe what other investors intend to do in the upcoming year. Thanks and look forward to the responses.

I think just if you can always be conservative especially during these times. Have higher vacancy factor, more reserves for having a tenant that can't pay. Also also good to have more repair money then you think. Construction projects tend to go up 15-20% more then you think.
