Selling rental property in Metro Detroit

So I am thinking about selling my rental property in Metro Detroit. It is a 900sqft condo in desirable neighborhood. I would say category B+ area. The unit is in good condition with a great reliable tenant.
What is the best way to sell it off the market?

    1) Research the competition - what other agents and other owners doing to sell simialr properties in your area?

    2) How are these competitors marketing their homes? Copy their ads to a folder, make a list of websites they use, etc

    3) Figure out how you an differentiate your home from the competition, so it stands out.

    4) Create an ad and start posting it online!
