Flip opportunity in Los Angles -90062- 350k for 2 adjacent properties

I have a client that has asked me to sell his 2 adjacent properties quickly without going to the MLS. It is in essence a wholesale deal. Properties only require light rehab. Sewer connections to both properties need to be installed. Recently the neighbor capped off their existing sewer connections. therefore one would need to go to city and install or come to an easement agreement with neighbor. Seller needs to cash out because he is leveraging himself into a a bigger deal and needs capital quickly. Very little flexibility right now as there are multiple offers lower then asking price. If I cannot sell it off market, It will be listed soon.
