Looking for investor friendly agent in Houston

Hey everyone, I'm a virtual investor from CA and get seller listing leads through our cold calling that I don't do anything with as they don't fit my buy box and I am not licensed. Are there any agents/brokers here that service the Houston metro area and want more business? Let's partner up!

Ideally fluent in English and Spanish and not afraid to hit the phones.
