Looking for Small multi family 2-4 units – Near Chicago

Hi,

I have a buyer looking for a small multi family 2-4 units.

Location: near Chicago. NO south side

Down: 200k-300k

Please let me know if you have any listings or recommendations.

Hi @Mark Nguyen - Given the down payment your buyer can make it seems like there should be a lot of opportunity in Chicago.

Are there any other criteria your buyer has besides no south side and small multi?  Any specific returns?  Are they okay with rehab?

I'd consider looking nw in Hermosa, Avondale, or Irving Park areas.

    Hi Mark, is your buyer currently in Chicago? Also, is he/she looking to househack or buying as an investment property?

    Hey @Mark Nguyen, our listings are kind of tight, we're down 30% in the Chicago market and that price point might prove to be difficult if you're buyer is looking for a turnkey property unless they like the south side of chicago :) I'm a fan of the south side but definitely would be interested in hearing more about your buyers criteria.

    Hey @Mark Nguyen - Do you mean you have been reaching out directly to sellers without a real estate agent?  Some of the Chicago agents above would likely help quite a bit with the negotiations and property value assessment.

    Is there a particular area that you are looking at?
