@Motty Fekete as @Jim K. stated, they will find you. if you want a list of a few, reach out to me and I can get you some of their email lists that I am currently getting. I probably get 3 emails a day from wholesellers.

     Hi Motty,

I am currently investing in Pittsburgh, and in search of solid wholesalers.

Did you find any good ones?

The quickest way to “get on the list” is to respond to wholesaler posts on Facebook and Instagram and include your email address. Within a few weeks, you’ll likely be added to multiple buyers lists. That said, keep in mind that the best deals usually never make it to social media.

If you want access to higher-quality opportunities, you need to clearly define your Buy Box (price range, location, property type, condition, exit strategy, etc.) and proactively reach out to wholesalers to build real relationships. This takes consistent follow-up, clear communication, and time — which is exactly why most investors don’t do it.

The investors who put in that effort are typically the ones who see the best deals first.

    Hey Motty—
I see you’re active in the Pittsburgh market.

Quick question — do your buyers ever need funding lined up before they can close?

I work with direct capital sources that fund:

    • Fix & flip
    • Bridge loans
    • DSCR rental loans
    • Small multifamily
    • Value-add projects

If one of your buyers needs capital to close your deal, I can help get them across the finish line.

Happy to be a funding resource for your buyers when needed.

I have a good agent that we work with that has on-market, off-market, and wholesale deals if you need an agent to help with.
