Looking for Private Investor for MultiFamily Build and Sell Project.

Im in the beginning stages of construction on a 60 unit apartment complex. Which its going to be placed on sale once completion. For the construction cost I used a private investor. My private investor is on his way out for retirement. Thats why we are building to sell. I am the General Contractor on the project and also hold some equity in the units. That is what i have going on as of September 2024. 

Ive used the same investor over the years for single family homes and other construction projects. But sinces he is calling it quits i wi have to start looking at other means to fund these projects. I would like to do smaller apartments units like 20-30 units apartment complexes or multiple quadplexes. 

My question is what is the best way to find private investors or hard money lenders to keep going on what I have going on. Without having to go through the banks or other financial institutions. 

Im in the New Mexico/Texas area. Thanks everyone for taking the time to read.
