If you tenant says they can't pay their rent, should you try to work with them and set them up on a payment plan? Or, should you evict them immediately? New real estate investors are typically more inclined to try to work something out with the tenant so that they can avoid the eviction process. However, experienced real estate investors know that working with the tenant in a non payment of rent situation almost always costs the landlord more money. A good landlord is not afraid of the eviction process. A good landlord will immediately evict any tenant who doesn't pay their rent. Tune in to HoltonWiseTV for more real estate investing tips and advice.

I would say it totally depends on why they need payment plans.  Yes, many times they are lying or unable to do what they promise, but there are times when working with people is much better then evicting them.

@James Wise. I have had many times where working with them was worth it (note: i did say many times it isn't and you are right).

I had one lady who had cancer and was off work for 1 month - needed time to catch up.  I have had people over the years who have lost jobs and had a few weeks in between and needed a little time to make some payments.   Many more.......  (oh but i did have a tenant whose grandmother seemed to die a few different times and he had to be "gone" lol ...... yes many like that)
