Anyone have any personal investments of homes on Lake Conroe? I am an investor living and investing primarily in Houston. I am doing some research to see the feasibility of buying a home on Lake Conroe. I am looking for a home actually on the water which can be used as an Airbnb. If anyone has a home and is willing to share some insight I would greatly appreciate it.
Hey @Donald Hatter, so they are not AirBNBs but Short Term Rentals. AirBNB is a platform so you want to also use VRBO for your upcoming lakehouse!
So the area looks pretty nice. I guess the first thing I would do is make sure I was in an area that was less affected by water level.
Lake Conroe is interesting as it has had issues with low water level and in 2024, record high levels which closed the lake. Most lakes don't have such wide swings in Idaho so that is new to me.
Plus the lake has waterfront in 3 different counties so make sure where ever you start looking, you check to make sure STRs aren't restricted.

EDIT - I have to say that waterfront homes on Lake Conroe sure ain't cheap. You are going to be over 1m to get something decent.
Hi Donald! I was raised in Montgomery and grew up in a couple houses on Lake Conroe in different neighborhoods. First of all - Those different neighborhoods would matter in my opinion on desirability for a STR as some are still further out from a lot of the new development and there might be hotels/resorts with great value to them by being closer.
Also - Although that could definitely be a great STR area, I would also look at College Station (parents visiting their college kids, going to A&M games, etc.), or closer to Downtown Houston as there are obviously a ton of attractions bringing travelers here for plenty of reasons.
Lake Conroe can also be a great LTR area, we have a lot there in the Portfolio. Best of luck!!!
@Morgan Tondre second what Morgan said on the short term rentals in college station. I'm local in the CS makret and have years of experience and she's right... ton of parents visiting students, game weekends are huge here and any alumni events for the university. I think the area is great for short term rentals!
