We're looking to hire a skilled appraiser in Cleveland who understands real estate investing, especially cash-out refinances. We need someone who can accurately assess value based on renovations, ARV, and investment potential. A strong understanding of distressed properties, BRRRR, and flips is a must.

I recently had a duplex go under contract twice, and fall out of contract twice. This happened over a period just shy of 2 months. The 1st buyer's appraiser appraised the property at $97,000. The 2nd buyer's appraiser appraised the same property less than 2 months later for $75,000.
In short, appraisers are usually just dudes who couldn't make it as Brokers. Myself, I've sold over $200 Million in real estate. There are a TON of appraisers in Cleveland that do not do a good job appraising investment properties. Values have jumped up quite a bit the last few years and not everyone doing it knows how to handle that. Are you using the appraiser for a refinance? For your own knowledge prior to investing in a deal? For private lending?
