If you are a repeat customer to a HML, the second loan should be easier than the first in terms of process/speed. If it is in the same entity then all those docs are in, if using same bank account then have that info. You can reuse a good percentage of docs/forms often times.
More than a HML, what you want is an attentive loan officer or broker. Someone who will be responsive, helpful, informative. They'll work fast and they'll work smooth. Loans can get done in 3 - 4 weeks.
Inside each lender are people who are good and bad at their job. New loan officers and seasoned ones. Lazy ones and Proactive ones. Kind ones and Direct ones. Mostly all of the big boys lend in Texas, it's not one of those states you see on the do not lend lists like the Dakotas, Nevada, Minnesota, etc.

Just go to longhorninvestments.com and you will find a very experienced and reputable hard money lender in Texas (and based in Texas as one might think from the name).

Highly recommend Loan Ranger Capital or Searcher's Capital! Both provide very competitive terms and are easy to work with. Loan Ranger Capital is local to the Austin area despite lending in multiple locations!

Texas is one of those states that all national lenders will lend in plus those markets in texas are usually investment hotbeds and there are a slue of local HML. If you have good credit and some liquidity the lending requirements are pretty much met, the real problem will be sourcing, rehabbing, and exiting. I always tell people the money is very binary for the most part. Either you're coming with the credit and the capital or not, if not then getting funding will be difficult if you do check the boxes then you have options my friend.

Texas isn't on anyone's do not lend list. So anyone can usually offer lending there. if you want an intro to a local hard money lender I'd ask some local agents.
