Looking for 1st Commercial Long Term Rental Property

Member since 2025 · 2 posts · 1 vote

I currently house hack in the home that I own and looking to get into a 5-20 unit rental property somewhere in the GA, Carolinas, TN area.  I am looking for long term renters with a property manager to truly manage the property.  I can DIY upgrades to the units as needed to add additional value.  Looking for the property to earn money while in an appreciating market.  I am hoping to be able to be soak up the knowledge on this website and become someone that can help those to come behind me.  I am looking forward to the next step in real estate investing.

    Hey @Scott Thompson, welcome to the BP Forum! If I read this correctly, you're looking to go from house hacking to potentially owning a 20-unit apartment building?  What is your price range/down payment amount?  How much DIY are you going to be comfortable with, light, medium, and/or heavy?

       I would said medium DIY (am willing to put in the work to add value).  I did mention 5-20 units.  Realistically probably 5-8 units would be better for a first property, but don't want to limit myself if the right deal is there.  Still researching financing as well so maybe 3/4 unit with conventional financing might be easier to get into in the beginning.  Any thoughts or ideas are appreciated as I am sharpening my ax at this point.  Down payment $100k, possible more if needed.

      @Scott Thompson I suspect $100k will only get you a duplex in those areas.

    @Scott Thompson

    You're off to a great start by house hacking and now scaling into 5–20 unit properties is a strong next move. Markets in Georgia, the Carolinas, and Tennessee offer solid cash flow opportunities with long-term appreciation potential—especially in secondary cities with strong job growth. Partnering with a solid property manager will help you stay hands-off while you focus on value-add opportunities to boost NOI. Keep learning, stay consistent, and you'll absolutely be in a position to pay it forward.

    Good luck!

    Welcome to BiggerPockets, Scott! Sounds like you're on a great path—house hacking to multi-units is a smart move. Targeting growing markets with long-term renters and value-add potential is a solid strategy. Wishing you the best on your first commercial deal!

    Hey, that sounds like a solid plan! Focusing on 5-20 unit properties in the GA, Carolinas, and TN corridor is smart — those markets have good appreciation potential and rental demand.

    Since you want long-term tenants and hands-off management, partnering with a reliable property manager will be key to keep things smooth while you focus on value-add upgrades. Your DIY skills will definitely help boost cash flow and property value over time.

    This community is great for sharing knowledge and learning the ropes — and your mindset to grow and then help others is exactly what real estate investing is about.

    If you want, I can share some market insights or help you identify areas with solid multi-family opportunities and landlord-friendly environments around those states. Just let me know!
