Experienced business guy seeking wholesale mentor
Hi everyone,
First time poster here.
I have been in business for myself for 13 years. I have some basic knowledge of real estate. I’ve taken some money generated from other businesses and built a portfolio of about 50 doors on the side. Mostly SFRs with some small apartment buildings in the mix. Primarily in the Midwest. I bought these turnkey or from wholesalers and I just hold them and collect rents. I’ve never sold a single one. I mostly stay away from leverage.
I am burnt out in my current industry and I’m seeking to restart a new business. Real estate has been good to me, so I figured I would do something in this realm. I like the control over my time and location I’ve enjoyed and I can’t see myself back in some sort of an office/commute type of situation. I also don’t feel like risking big money as I have tried that in other industries with mixed success.
For this reason, wholesaling appeals to me. It seems to take very little capital, and has very little risk (aside from time, of which I have a surplus). But it also seems quite scalable with good systems in place, which I am OK at.
I am typing this message from Scottsdale Arizona but I am market-agnostic. I’m torn between doing something locally or focusing more on a hot rental market that still cash flows like Ohio, Mississippi, or Alabama. I would not be acquiring these properties - I would be wholesaling them to other buyers.
I am seeking a mentor (locally or otherwise) that could exchange some knowledge and help me get started.
I’m attending some real estate club meetups next week, which might be helpful.
As far as knowledge that I can share, I have:
Generated a lot of revenue online with direct to consumer products, mostly in the health/supplements area but others too.
Ran practically every online traffic source imaginable. Facebook, Google, native ads, popups, push, banners, you name it.
Been involved with taking a small OTC stock onto the NASDAQ via a SPAC acquisition.
Been involved with some crypto igaming startup projects.
Firsthand knowledge of international business in the UAE, the EU and Southeast Asia.
Been a multi unit franchisee of multiple franchise systems.
And some more stuff that is sort of interesting I suppose.
