ISO DSCR Lender for Rural Tx Property

Quick intro — I just finished my first flip in rural East Texas and I'm shopping DSCR lenders. Looking for recommendations from people who've had good communication, on-time (fast) closings, and who will do ~75% LTV on rural properties (its ok if they dont).

Quick facts:



  • Appraised value: $180,000 (appraisal already done)



  • Current liens: none (no loans against the house)



  • Credit: ~690 (dipped from using cards during the flip)



  • Current lender: Easy Street Capital — only offering 65% LTV and communication has been poor / unclear about status



  • Need: DSCR loan or cash-out refinance that actually closes and a lender/team that communicates proactively


Ask: Who have you used for DSCR loans on rural properties (especially East Texas or similar markets)? Please share:



  • Lender name



  • Typical LTV they offered on rural SFRs



  • Speed to close / any surprises



  • Minimum credit or other gotchas



  • Your overall experience with communication and service

    Hi Destiny, we can do rural, we can shoot for 70%, but no guarantees until I see your numbers. Do you have a tenant in place yet? Is title held in an LLC? How long have you owned the property?

    We specialize in DSCR lending, and a lot of investors come to us with rural properties just like this.
    For rural markets, we typically go up to 70% LTV, depending on the strength of the deal.

    One advantage we offer is no seasoning requirements, and if your recent appraisal is solid, we can usually use that same appraisal without needing a reassignment. That alone saves time and avoids the back-and-forth many lenders create.

    Our DSCR files generally close in about 25 days, and we stay proactive on communication from start to finish so you always know where things stand.

    We can do 75% LTV on rural properties as long as your FICO is above 680. If it is lower we will be capped at 65-70 LTV

    You might be limited to the 65-70 LTV if it’s super rural, credit, experience - etc. do you have a competed appraisal? Most DSCR lenders should be able to get this done if the comps are there

    Destiny — congrats on the first flip. Rural Texas is a different underwriting world, so 65% from Easy Street doesn’t surprise me. I work with a few capital sources that regularly do 70–75% LTV on rural SFR DSCR, even in East TX, and they close quickly — typically 7–10 days if the appraisal is already done.

    You should try to transfer the appraisal and seek other options if you’re not satisfied with your current option. Make sure the lender can do the project before transferring the appraisal officially, or you likely will not be able to go with the initial lender. Happy to take a look to see how we can help!
