• I’m willing to live in the property to qualify for owner‑occupied financing

• Strong job history (Amazon delivery partner with consistent mandatory overtime)

• Low debt (under $5k, currently paying it off)

• Fair credit that will improve once debt is cleared

• Comfortable managing tenants and handling day‑to‑day operations

• Target timeline: next 2–4 months

What I’m looking for:

• A partner with stable W‑2 income who wants to co‑invest

• Someone interested in a long‑term, transparent partnership

• Ideally someone local to San Diego or familiar with the market

• Experience with multifamily is a plus but not required
