I’m working on a retail fix-and-flip project in Central Florida and am opening a conversation with private investors who are interested in short-term, secured real estate opportunities.
High-level overview:
Single-family residence
Purchase price: ~$157k
Renovation: ~$50k (primarily cosmetic)
Conservative ARV: mid-to-high $200s
First-position hard money lender in place (90% purchase / 100% rehab)
Seeking private capital to complete the remaining acquisition capital stack
The project is underwritten conservatively with a targeted 6-month execution timeline and a 12-month maximum planning horizon. The exit strategy is a standard retail resale upon completion of renovations.
I’m happy to share the full property overview and walk through the numbers privately with anyone interested in learning more or discussing fit.
Thanks for sharing — this is a well-structured deal. I work with private capital that typically fills acquisition gaps behind senior hard money on short-term fix-and-flips. No upfront fees, success-based only. Happy to connect offline if helpful.

Interesting structure. Since you already have a first-position hard money lender covering 90% of purchase and 100% of rehab, the key diligence for any gap/private capital investor will likely be the remaining cash-to-close, lien position, total leverage, ARV support, rehab scope, timeline, and exit assumptions.
With a 6-month target and 12-month max horizon, I’d make sure the numbers still work with delays, holding costs, resale costs, and any extension fees built in. Gap capital can help close the stack, but the risk/return really depends on where that capital sits and how it is secured.
