Hey @Ammar. Selador - I gave it a shot w/ 3910 S Morgan St, Seattle, WA 98118 and got an error:

"I apologize, but I'm experiencing technical difficulties accessing the knowledge base at this time due to security restrictions. However, I can provide you with a comprehensive overview based on the property information you've provided and general knowledge about the area"

Hi @Michael Haas apologies, we were making some changes and the system was down for a bit. It should be working now, please give at another try! This is the output I got when I gave the address a try

Comprehensive Property Overview: 3910 South Morgan Street, Brighton

    Property Summary

    • Address: 3910 South Morgan Street, Brighton, Rainier Valley, Seattle, WA 98118
    • Zoning: NR (Neighborhood Residential)
    • Zone ID: 8773
    • Recent Permits: None found
    • Overlays: None

    Zoning Analysis: NR (Neighborhood Residential)

Primary Function: The NR zone is designed specifically for detached single-family residential structures, with lot sizes that maintain compatibility with existing neighborhood character and development patterns.

    Key Zoning Characteristics:

    • Restrictive Residential Focus: NR zones are intended primarily for single-family detached homes
    • Location Requirements: Must be outside urban centers and villages
    • Neighborhood Composition: Areas must have at least 70% existing single-family residential structures
    • Rezoning Restrictions: Very limited opportunities for upzoning to more intensive uses

    Development Potential & Opportunities

    Permitted Development:

    1. Single-Family Homes: Primary permitted use
    2. Accessory Dwelling Units (ADUs): Significant opportunity for additional income/density
      • Maximum size: 1,000 sq ft (excluding garage, storage, small porches)
      • Can be detached structures
      • Must maintain 5-foot setback from rear lot line (unless adjacent to alley)
      • Cannot be located in required front yard

    Development Standards:

    • Setbacks:
      • Front: 7-foot average with 5-foot minimum
      • Rear: No setback if alley present; 7 feet if no alley
      • Side: 5 feet for facades 40 feet or less
    • ADU Entry Requirements: 10-foot minimum from side/rear lot lines unless abutting alley

    Limited Upzoning Potential:

    • Rezoning to more intensive uses requires City Council determination that area no longer meets NR criteria
    • If within urban village boundaries, limited rezoning options may be available under specific provisions

    Key Considerations for Developers

    Opportunities:

    1. ADU Development: Strong potential for adding rental income through detached ADUs
    2. Single-Family Development: If vacant or redevelopment opportunity exists
    3. Neighborhood Stability: Established residential character provides market stability

    Constraints:

    1. Limited Density: Restricted to single-family plus ADU maximum
    2. No Commercial Uses: Purely residential zoning limits mixed-use opportunities
    3. Upzoning Challenges: Significant regulatory barriers to intensification
    4. No Recent Permit Activity: May indicate limited development pressure or opportunities

    Strategic Recommendations:

    1. Focus on ADU Potential: Maximize allowable density through well-designed accessory units
    2. Neighborhood Analysis: Research surrounding development patterns and property values
    3. Infrastructure Assessment: Evaluate utility capacity and street access
    4. Market Research: Analyze demand for single-family housing in Brighton/Rainier Valley area
    5. Long-term Monitoring: Watch for potential neighborhood plan updates that could affect zoning

    Due Diligence Priorities:

    • Verify exact lot dimensions and configuration
    • Confirm utilities and infrastructure adequacy
    • Research any pending neighborhood planning initiatives
    • Assess soil conditions and environmental factors
    • Evaluate transportation access and connectivity

This property represents a stable, residential development opportunity with limited but viable options for modest intensification through ADU development, making it suitable for single-family residential investment or development within established neighborhood parameters.

I am not in the Seattle but I am curious to the pricing model.

Is it per property look up, month fee, (my preference) both.    If the information is accurate, it could be helpful.

    Good luck

    Hi @Dan H.  ,

Thanks for reaching out, we really appreciate the note.

We’re still early and actively learning from agents and investors, so pricing isn’t fully locked yet. That said, we’re likely to offer a mix of options, including:

    • - A monthly subscription for ongoing use and for agents who want to make this a tool they offer directly to their clients
      - Possibly a pay-per-report / pay-per-property option for lighter users

Getting better in accuracy and usefulness is our priority right now, and feedback from early users will directly shape what we offer.
