There is a lot of fluff in the turnkey business. Of all turnkey markets, Memphis is probably the most fluffed market out there. During this episode of The Investment Properties For Sale Show we cut through all of the fluff and give it to you straight. HoltonWiseTV and Rent To Retirement have partnered up to provide out of state investors with a solid opportunity in a very stable neighborhood in Memphis, Tennessee. On top of that, you'll learn the real differences between a stable neighborhood and a Section 8 neighborhood.

I would find it hard to spend 189k on 38127 hoping I can year over year receive record rent amounts because its a new construction home. What does that home rent for in 4 years after the tenant base has hammered it out for a bit?

I own several in 38127 and I chose to BRRRR a brick home that had at least 3 bedrooms and they perform really well.

I agree with staying out of challenging neighborhoods. I host a podcast (350+ episodes) where I break down each and every investment zip code with data and personal experience in just about all of them. You can finds that by searching for The Investor's Guide to Memphis Real Estate wherever you listen or watch podcasts
