I am seeking a short-term private loan secured by a rare 1–2 acre lakefront parcel on Greers Ferry Lake, Arkansas.

The parcel will be created via a minor parcel split from a larger 6.58-acre lakefront property with approximately 600 ft of shoreline. The loan will be secured only by the smaller parcel — not the entire property.

Key Highlights:

  • Prime lakefront location on Greers Ferry Lake, AR (high demand,
  • limited supply)

  • Conservative leverage (target 50-70% LTV)
  • Clear exit options (refi, payoff from business cash flow, or parcel sale)
  • Interest-only payments
