Developer Seeking Capital or JV Partner for Small Multifamily Project (PA)

Hi everyone,

I'm a small developer currently working on a multifamily project in Pennsylvania and looking to connect with a capital partner or experienced JV partner who enjoys being involved early in the development phase.

The Project:
– Zoned for multifamily (targeting a small 6–12 unit build, final count dependent on structure)
– Land under control
– Preliminary planning completed (site feasibility, unit concept, utilities considerations)
– Strategy is long-term hold with strong rental fundamentals

What I’m Looking For:
I’m open to either:
– A capital partner (equity or structured loan), or
– A joint-venture partner with development and/or construction experience

I’m not looking for hard-money pricing or passive-only conversations at this stage. I’m specifically interested in someone who understands development timelines, risk mitigation, and long-term value creation.

Why This Deal Makes Sense:
– Undersupplied rental market
– Scalable footprint
– Ability to control build costs and unit mix
– Clear exit options (refinance or sale post-stabilization)
