I’m an experienced land sponsor working on an infill townhome project in the Denver metro area. The site is under contract, and we are currently in the entitlement phase (rezoning and plat). Clear path to approvals, qualified consultants in place, and a defined builder takeout strategy once entitlements are substantially complete.
I’m looking to connect with private lenders or investors who are comfortable with short-duration, entitlement-stage risk and structures where returns are paid at exit (e.g., accrued-interest / exit-paid debt or fixed-return capital).
High-level details:
Infill townhome project (40+ units)
Entitlement budget ~ $200k
Target duration: 12–18 months
Capital need: ~$75k–$150k
Exit: assignment or sale to national / regional builder post-approval
Structure: private capital with return paid at exit (no ongoing cash flow)
This is not a passive cash-flow deal and is best suited for those with land or entitlement experience. Happy to share a one-page summary and discuss structure offline with qualified parties.
Please DM me if you have relevant experience or interest.
I work with a small group of private capital sources that are comfortable with short-duration entitlement-stage risk and exit-paid structures (accrued interest / fixed return at sale or assignment), particularly on infill and townhome projects.
A few quick qualifiers we typically look at on these: – Basis relative to entitled land value – Entitlement path + jurisdiction track record – Control of site (contract terms / extensions) – Builder takeout visibility post-approval
If that aligns, happy to review a one-pager and see if there’s a clean fit. Feel free to DM me and we can take it offline.
Thanks — appreciate the note. That framework aligns with how we’re thinking about the project.
Happy to share a one-page summary and walk through the entitlement path and site control offline. No exclusivity on review, but open to a fit if the capital profile lines up.
I’ll DM you the one-pager and we can take it from there.
@Eric ScharagaThanks for reaching out, Eric — appreciate it. For this project I’m not looking for acquisition financing; the land is already under contract and will be assigned to a builder. I’m specifically seeking smaller, entitlement-stage capital structured with accrued interest and repayment at exit. That said, I’ll keep you in mind for future acquisition needs.
Thanks for reaching out, Steven. For this project I’m specifically looking for short-term entitlement-stage capital structured with accrued interest and repayment at exit, not acquisition financing with monthly debt service. If that’s within your wheelhouse, happy to connect.
