Need specialized rental lending with seller second carry

-Looking for a DSCR or similar product for a first time rental that allows a seller second position lien to lighten load of cash needed for down payment.

-Example: 75% LTV, 15% owner carry, 10% buyer cash down.

-650ish middle mortgage score

-Northern coastal Oregon
