Private Investor Required for $450k short term funding

Hey everyone! 👋

I looking to make connections with a private lender or investor for a short term lending of $450k to finish renovations on an apartment building I own in Detroit, MI. The building was appraised and the ARV is about $1.3M once the rehab is done.

The exit is to rehab, lease stabilize and sell the building within 12 months.

I can offer first-position security and all the title work is already done, so everything’s clean and straightforward.

    Hi Karim — I saw your post about the Detroit apartment rehab. The first-position note caught my attention. I’m a commercial mortgage broker who works with private lenders and investor capital, and I’m happy to ask a couple clarifying questions to see if this might fit any of the groups I work with, if you’re open.

       Good question. Some of the groups I work with are direct private lenders, and others are small discretionary funds that deploy their own capital.

      I’m not a lender myself — my role is to screen and package deals so they’re a fit before introducing them.

      If you’re open, I can ask a couple quick questions to see whether this aligns with any of the direct lenders specifically.

    Sounds like you've made significant progress already. Were you able to secure the remaining capital, or are you still looking for funding to complete the renovation and stabilization phase?
