Looking for equity partner

I am looking for equity partner to partner up with for sweat equity in Houston, TX. I have the contractors and architecture engineers to help assist with these projects.  I have a single-family home deal sitting on 5 acres in Cypress, TX. 

Need funding for down payment on Hard Money Loan, soft cost and reserves.
