Helping investors build wealth through Columbus, Ohio real estate. In this video, I sit down with real estate attorney Sarah Thorp to break down the new regulations affecting wholesalers.
Effective March 2, new disclosure requirements are now in place. If you are wholesaling property, or working with wholesalers, this is critical information.
What Changed?
✅ Wholesalers must provide a separate written disclosure to the homeowner
✅ The disclosure must be signed and dated before entering into a contract
✅ The wholesaler must clearly state they are not representing the seller
✅ The seller must be informed they can seek a licensed real estate agent or attorney
✅ Only the homeowner or a licensed agent may market the property
While wholesaling is not banned, the new rules introduce more compliance and regulation. Intent matters. If you intend to assign or double close, disclosure is required.
We also discuss enforcement questions and what this could mean for investors operating in today’s environment.
If you are wholesaling, buying assignments, or building an investment pipeline, make sure your process is compliant.
