I Built an AI-Powered Rehab Estimation Tool — Would Love Investor Feedback

Hey everyone — after completing 7 fix-and-flip projects across the RDU Triangle (NC) and Huntsville, AL, I got tired of estimating rehab costs with spreadsheets and gut instinct. So I built something.

It's called RenovationPLN (renovationpln.com) — an AI-powered renovation cost estimation platform designed specifically for real estate investors, homeowners, and contractors.

Here's what it does:

— Generates room-by-room renovation cost breakdowns based on real project data

— Adjusts estimates for regional pricing differences (because a kitchen remodel in Huntsville and Raleigh are two very different numbers)

— Accounts for the hidden costs that blow budgets — plumbing rough-ins, electrical upgrades, permit fees, and the scope creep that hits between trades

— Gives you accurate numbers before you make an offer, not after you're already committed

I built this because the estimation tools I found were either way too generic (national averages that mean nothing in specific markets) or way too manual (building custom spreadsheets from scratch for every deal). RenovationPLN sits in the middle — fast, detailed, and grounded in real rehab data.

Whether you're analyzing your first flip, managing a rehab portfolio, or just trying to get tighter numbers on a renovation project, I'd genuinely appreciate any feedback from this community.

Check it out at renovationpln.com and let me know what you think. Happy to answer any questions about the platform or the data behind it.
