Springfield MO Investor Seeking Private Lender – Strong Deals

Member since 2025 · 4 posts · 4 votes

I'm a real estate investor based in Springfield, Missouri looking to build relationships with private lenders for fix & flip and BRRRR projects.

I focus on buying properties well below market value and creating strong equity positions to protect lenders.

Typical deal structure:

• Purchase + rehab under 70% of ARV

• Short-term loans (6–12 months)

• Interest paid monthly or at closing

• Secured by the property

Current deals in the $70k–$150k purchase range with strong margins.

If you’re looking for passive returns backed by real estate, I’d love to connect and discuss potential opportunities.

Message me if interested.

    Sounds like a solid approach,
I just have couple of questions

    - Are you currently working on a deal in Springfield or actively sourcing one right now?
    - What kind of loan terms are you typically offering to private lenders (interest range or profit split)?
    - Are lenders funding the full purchase + rehab or just the acquisition?

Always interesting to connect with investors structuring deals this way. Happy to learn more about what you're working on.

@Matthew Bernal Thanks for the questions Matthew. I’m actively sourcing deals in the Springfield, MO area right now and am actually about to put one under contract. The structure I’m currently looking for is a lender to fund the rehab portion while a hard money lender covers the purchase, but I’m also open to a lender funding the full project if the terms make sense. Happy to connect and share the deal details as they come together.

    @Jayson Robinson
Sounds like a solid buy-and-rehab model. Are most of your current projects flips, or are you keeping some as rentals and refinancing after stabilization?

One thing I've learned is that private lenders usually aren't evaluating the deal first. They're evaluating the operator.

A lot of projects look great on paper at 70% of ARV. The difference is whether the person running the project can stay on budget, manage the rehab, and get out of the deal on time.

The rehab funding piece is also where I've seen things get complicated. Purchase money is usually easy to solve. Unexpected scope changes, contractor issues, and timeline extensions are what tend to create friction.

If the rehab took twice as long as expected, what would your backup exit look like?

The emphasis on basis is exactly what many private lenders look for first.

In my experience, deals purchased and renovated well below ARV tend to create the strongest alignment between borrower and lender because there is meaningful equity protection from day one.

Beyond the numbers, most lenders will also focus on:
    Track record and execution history
    Rehab scope and timeline
    Exit strategy
    Liquidity and contingency planning

Springfield continues to offer opportunities that are difficult to find in many higher-priced markets.

I'd be interested in learning more about your current projects and investment approach. Feel free to send me a DM.
