I'm seeking a private lender or hard money lender for a $200K bridge loan for 4-5 months.

THE DEAL:

Collateral:

  • Atlanta Property
  • Current value: $1,700,000 (Appraisal in March 2026)
  • Existing debt: $755,000 (1st mortgage $605K + HELOC $150K)
  • Requested loan: $200,000
  • Total LTV: 60%
  • Equity cushion: $745,000

Borrower Profile:

  • Annual income: $300,000+ (stable consulting contracts - 15+ years)
  • Current net worth: $1.69M
  • Own 3 properties (primary + 2 investment properties)
  • Own established consulting business (The PM Group)
  • Experienced business owner

Purpose:

  • $125K: Wine bar build-out (Pour Intentions - opening March 2026)
  • $75K: Reserves

Exit Strategy:

  • $77,000 refunded for Tenant Improvement (Expected March 2026)
  • SBA 7(a) loan for $350,000 closing May-June 2026
