Straight for Hard Money Deal needed fast

Very straight forward deal..

Brand New Construction home - 230k Payoff, Value is 375k. Just need a hard money bridge loan while we refinance it into a 30yr mortgage. Must close NLT the 27th of April. Please message me if you can close this deal fast. Don't get much easier than this.

Is the loan current? What stage are you in the current refinance?

Sounds like a pretty straightforward bridge scenario. Has the conventional refinance already been approved, or are you waiting on final conditions before closing?
