Looking for advice on how to turnover an HOA board in a gated townhome community. The original builder stopped paying taxes on the land over 10 years ago, but the parent company still has control of the community. All of the vacant lots have been going through the tax lien/deed system since then, which is how I acquired my 2 lots. They run the HOA, CDD and the Club LLC which is the entity that rules all of it. They are consistently collecting/raising dues every year, but do not take care of property and do not provide any of the amenities that they charge for. I recently attended an HOA meeting and they refused to answer anyone's questions or concerns. They were just there to let people know they were raising rates for the upcoming year. The gate, the pool and the fitness center has all been out of service for quite some time. The only service provided is the landscaping. Between the owners of the vacant lots and the actual homeowners who reside there, we own at least 60% of the community. What are the next steps I need to take to move things in the right direction? Any insight would be truly appreciated. Thank you so much!

I have a referral to a law firm in Pensacola that handles matters statewide. They are the Moorhead Law Group, https://www.moorheadlaw.com/. Jay Frazier is the attorney that specifically deals with HOAs. If you decide to contact them, feel free to let them know I referred you to them. Best wishes.
