Cleveland BRRRR — Looking for GC + Realtor

Member since 2022 · 30 posts · 10 votes

Hey Cleveland investors,

I'm an out-of-state investor actively scaling my Cleveland portfolio with multiple deals in the pipeline. Looking to add two key team members to my rotation: a reliable general contractor and an investor-focused real estate agent.

What I'm working on:

  • Multi-family BRRRR deals (2-4 units, occasional SFH)
  • Hard money / no seasoning refi setup already in place
  • Target zips: 44102, 44103, 44105, 44108, 44109, 44110, 44111
  • Goal of 10-20 doors in the next 6-12 months

Looking for a GC who:

  • Specializes in investor rehabs ($15K-$120K range)
  • Provides written, line-item estimates
  • Works comfortably with hard money draw schedules
  • Reliable timelines (1-12 weeks depending on scope)
  • Comfortable communicating with out-of-state owners
  • Licensed and insured in Cleveland
  • Can handle multiple projects simultaneously

Looking for a realtor who:

  • Actively works with investors (not retail-focused)
  • Has experience in C-class and B-class Cleveland neighborhoods
  • Can pull and analyze MLS comps quickly
  • Comfortable with cash/hard money offers and fast closes
  • Conservative on ARV estimates rather than overly optimistic
  • Understands BRRRR strategy specifically
  • Knows the difference between "rental resale" and true value-add deals

What I bring to the relationship:

  • Multiple deals per year, not a one-and-done
  • Decisive — I run my own numbers and move fast when deals make sense
  • Pre-approved financing in place
  • Easy to work with, respectful of your time

If you've worked with someone reliable, please share their name (PM is fine if you'd rather). References from your own projects would be much appreciated. Self-introductions from contractors/realtors are welcome too — just include some recent project examples or investor client references.

Thanks in advance!

Cleveland is a great market to invest in.

I started investing here after moving from Florida for the growing market about 3 years ago. I spend all day sourcing deals now.

I'd be happy to send you a graded map of the area and share a list of useful contacts.

Nice to connect @Michalis Georgiades. I'm an investor focused realtor and investor. I sell around 100-120+ homes and multi-family. I also own 28 rental units here as well. My team of agents get a ton of off-market deals in Cleveland that I can share with you.

I also have vetted reliable GC's, good lenders that can do any type of financing, and property managers that will lease and manage for you as well.

Happy to share my investor vault full of info and a neighborhood graded map that will be useful.

You’re building it the right way, that kind of clarity on buy box and team expectations is exactly what lets you scale fast in Cleveland. I’m an active investor and agent working primarily with out-of-state buyers, and what you’re looking for is spot on, especially having a GC who can handle draw schedules and a realtor who’s conservative on ARV. In these Midwest markets, the real edge is having a tight team that’s already used to BRRRR execution, so you’re not babysitting projects remotely. If you’re still looking, happy to connect. I can help on the acquisition side and plug you into solid boots-on-the-ground contractors, lenders, and PMs who are already working with investors doing volume.

Michalis, this is a really solid and clear buy box.

Having the financing already lined up and a consistent pipeline should make you a strong fit for the right GC and investor focused agent.

We’re building out investor friendly contractors and operators inside FlipLogic, including top rated vendors by market.

Happy to connect and see if we have anyone who could fit Cleveland or at least point you in the right direction.

    @Michalis Georgiades
Sounds like you've got a solid BRRRR pipeline going. Are most of your current deals 2-4 unit properties, or are you seeing more opportunities in SFHs lately around Cleveland? Feel free to click Contact Us, check out our website, or give us a call if you'd like to discuss the scenario further.

I wouldn't spend much time evaluating agents or contractors individually yet.

I'd spend time evaluating the system you'll use to manage them.

The reason I say that is because your stated goal isn't one deal. It's 10-20 doors in the next 6-12 months. At that pace, almost every problem eventually becomes a systems problem rather than a people problem.

The biggest risk isn't finding a GC who can complete a $40,000 rehab. It's finding a GC who can complete the fifth rehab with the same quality and timeline as the first. Most teams look great when there's one project. Scale exposes weaknesses.

The other thing I'd watch closely is your zip code concentration. Several of the areas you listed can produce attractive BRRRR numbers on paper, but operationally they're very different. A portfolio spread across multiple neighborhoods may look diversified, yet still be dependent on the same property managers, contractors, inspectors, appraisers, and refinance lenders. Investors often think they're diversifying properties when they're really concentrating operational risk.

Most investors focus on acquisition because that's the exciting part. Experienced investors focus on repeatability. Anyone can complete a BRRRR. The challenge is completing the tenth one while maintaining liquidity, renovation quality, and refinance proceeds.

If your goal is truly 10-20 doors over the next year, what part of the process do you believe becomes the bottleneck first: acquisitions, rehab execution, refinancing, or property management?

I understand and thank you for the info.

The issue I keep running into is getting people to actually do their jobs and do what they say they will do.

I see arv's be way off or rehab budgets double in price last minute before closing. Or a lender change the LTV requirements a day before closing. Even days on market be nowhere near close to accurate compared to real numbers.

I need actual good people to work with.
