Building my commercial buyer network — active deal flow

Hey BP community

I'm a commercial deal sourcer active in all markets. I regularly receive pre-market and CFO (call for offers) deals from brokers — primarily multifamily and mixed-use in the $2M–$40M+ range — and I'm rebuilding my buyer network to make sure I'm putting deals in front of the right people before they go wide.

Recent deal flow has included:

  • 94-unit townhome value-add in Houston (cash flows Day 1, proven $162 rent premium on renovated units)
  • 326-unit Class A townhome in San Marcos, TX (institutional deal, strong submarket)
  • 50-unit multifamily in Daytona Beach, FL (assumable Fannie Mae debt, workforce housing)

I'm not looking to spam anyone. I'm looking to build real relationships with 10–15 serious buyers who have a clear buy box and can move when the right deal comes.

If you're actively acquiring or know someone who is, drop your buy box below or DM me. Happy to connect.

Sounds like you're seeing some interesting multifamily opportunities. Are most of the buyers you're working with focused on value-add deals right now, or has demand shifted more toward stabilized assets given today's financing environment?
