Hi, I'm Charles and I'm interested in starting to wholesale real estate, then progress into my first rental property after earning my first wholesale deal. I look forward to advice and JV deals to get started. I'm ready to do the work!
Vontay! I have used a two platforms on trial basis to learn to find the deals and I really am spinning wheels brother. I have been driving for dollars and found some distressed properties only to find the owners are on DNC lists. And the trial platforms won't allow me to send mail or postcards. So yes, I NEED your guidance!! If they are in the boro, I want to find them and do the deals. I don't mind talking to people. I'm a Marine veteran so you may have to give me a dummy card because you know what we Marines are known for right? Yes, that's right...the best uniformed branch of the military. I know you thought something else but we can't say that here...lol. Help me out! Direct me in the right direction and help me connect with the right people.
Charles! I completely get that I used to run into people like that all the time. Dont worry as an Army Vet myself I know what you mean shoot me a message I have a few in that area that are looking for buyers lets see if we can get you what youre looking for and im happy to do it for free I just ask if you know anyone else you at least recommend me

Welcome to the community, Charles — great to see another motivated beginner jumping in. Wholesaling is a solid entry point, especially if your long‑term goal is to build a rental portfolio. That first deal teaches you more than any YouTube video ever will.
I work with a lot of new wholesalers, and the biggest advantage you can give yourself early on is getting plugged in with people who are already doing deals — buyers, agents, lenders, and other wholesalers who can help you shorten the learning curve.
If you ever want to talk through deal structure, what buyers look for, or how to evaluate opportunities so you’re not spinning your wheels, feel free to reach out. I’m always open to connecting with people who are serious about putting in the work.
You’re in a good market too — Greensboro has plenty of investor activity, so you’re starting in the right place.

Hey Charles, fellow veteran here. Driving for dollars is a good start, but don’t get stuck just collecting addresses.
The next step is building a simple process: confirm ownership, check mailing address, look for obvious distress signals, figure out your buyer box, then decide if the lead is worth mail, door knocking, or other compliant outreach.
Also, before chasing every distressed-looking house, talk to a few local buyers and ask what they’ll actually close on in Greensboro. That’ll save you a lot of wasted effort. I know this one from experience. Good luck!

I've seen a lot of new investors get stuck at this stage.
The mistake usually isn't a lack of motivation. It's spending months trying to find deals before understanding what a buyer will actually buy.
What surprised me early on was that finding distressed properties wasn't the hard part. Finding properties that solved a real problem for an end buyer was.
A lot of beginners focus on lead generation first. I'd spend just as much time learning what investors in Greensboro are actively purchasing, what price ranges they want, what neighborhoods they're avoiding, and what renovation budgets still make sense today.
The acquisition is only the first step. The real question is whether the numbers still work after renovation costs, holding costs, insurance, financing, and unexpected repairs show up.
Most investors focus on finding a deal.
I'd focus on understanding what makes a deal survive after closing.
If you found a property tomorrow, would you already know three buyers who would want it?
