The principals bring complementary expertise spanning acquisition, design, construction execution, and project delivery, providing disciplined oversight throughout every phase of the development lifecycle.

Investment Opportunity

KND Custom Homes & Developments is seeking to raise $2.0 million of limited partner equity to capitalize the development of the 5227 Ledesma Road residential community. The offering is structured to align investor capital with a disciplined development strategy focused on capital preservation and attractive risk-adjusted returns.

The minimum investment is $100,000, resulting in a maximum of 20 Limited Partner positions. Equity proceeds will primarily fund the project's required equity contribution for the senior construction financing, including land acquisition, site development, horizontal infrastructure, vertical construction, soft costs, financing costs, and required reserves.

KND's investment philosophy emphasizes capital preservation through conservative underwriting, efficient project execution, and disciplined risk management while targeting institutional-quality returns through the development of thoughtfully designed residential communities in high-growth markets.
Proposed Capital Structure

  • Senior Construction Financing: Approximately 70% Loan-to-Cost

  • 10% Annual Preferred Return, accrued and paid prior to sponsor profit participation



  • 70/30 Profit Sharing Structure, with 70% of distributable profits allocated to Limited Partners and 30% to the General Partner following payment of the preferred return and return of capital

  • Target Internal Rate of Return (IRR): Approximately 40%

Alignment of Interests

The Sponsor's compensation is directly tied to project performance, ensuring meaningful alignment between the General Partner and Limited Partners. The Sponsor participates in project profits only after investors have received the return of their contributed capital and the agreed-upon preferred return.

This private investment opportunity is being offered exclusively to accredited investors pursuant to applicable exemptions from registration under the federal securities laws. The offering will be conducted in compliance with all applicable SEC regulations and documented through a formal Private Placement Memorandum (PPM), Operating Agreement, and Subscription Agreement.
