Been spending a lot of time analyzing Florida multifamily fundamentals — rent growth trends, cap rate compression, and which submarkets still make sense for value-add plays.

Florida continues to attract population inflow from higher-cost states, and the workforce housing demand story hasn't changed. That said, insurance costs and rising operating expenses are real factors that need to be underwritten carefully.
