@Yair Meir Korkus Sounds like you've already made solid progress with the project. Hopefully you find a lender that's comfortable with mid-construction financing. Wishing you a smooth path to completion!

Based on what you’ve shared, there are several positive aspects that private construction lenders typically look for: free-and-clear land ownership, active permits, construction already underway, and meaningful equity in the project.
Mid-construction financing for a first-time developer can certainly be more challenging, but it’s far from impossible when the deal fundamentals are strong and there’s a solid exit strategy.
I'd be happy to take a closer look at your project and see whether it aligns with our lending criteria. Feel free to send me a private message with your construction budget, estimated completed value (ARV), and timeline, and I'll gladly provide my initial thoughts.

Hi @Yair Meir Korkus — this looks like a solid project: free-and-clear land, active construction, permits in place, and a good LTV are exactly what we like to see. I'm with ACP Real Estate Lending, and we focus on ground-up construction and bridge financing for investors in the Houston, TX area specifically, so this is right in our wheelhouse. Feel free to share more details — remaining draw schedule, projected completed value (ARV), and timeline — and I'm happy to take a look and see if it's a fit for us to fund.
Where it’s a Houston project such as yours, I would concentrate on local lenders involved with construction finance, credit unions and individual lenders who deal with mid-construction takeouts and new developers. You have great strength in your free-and-clear land, permits, GC experience and high equity, but make sure to have an accurate budget and schedule prepared before you approach any lender.
