im looking for east flatbush, canarsie, east new york etc. im looking for 3 family's for around 1 million. with hard money and would like to make a full cash out refi after rehab,
We run an automated system that pulls distressed properties from probate, foreclosure, tax-delinquent, and code-violation records before they hit the MLS gives cash buyers like you first look at off-market deals in multiple markets. Brooklyn's a tough market for that sourcing model (high transaction velocity, tight inventory), but we're actively tracking several East Coast markets where the numbers work better for BRRRR plays. If you're open to looking at secondary markets where cash flow is stronger, happy to share what we're finding. What's your timeline looking like?

Hi Moshe — East Flatbush, Canarsie and East New York, 3-family properties around $1MM, makes sense.
I may have a fit for the acquisition/rehab financing and then a DSCR cash-out refinance once the rehab is completed. I would just need to review the numbers before saying how much cash you could pull back out.
