I built a CRE marketplace with real numbers on every listing.
Hey BP friends,
Quick background so this doesn't read as a drive-by pitch: I'm a managing broker in the Chicago area and an active multifamily/commercial investor in Illinois and Florida. Over the years I hit the same wall a lot of you have with commercial deals: listings with no financials, brokers gatekeeping the rent roll until you "prove" yourself, wholesaler noise, and analyzing a deal in a spreadsheet you rebuild every time.
So my co-founder and I built Caproll (). It's a commercial real estate marketplace where the people on both sides of the table are principals: owners, buyers, and their licensed brokers.
Here's what it does, depending on which seat you're in.
If you're buying
Browse for-sale and for-lease CRE listings with actual numbers attached, not "call for OM."
A built-in deal analyzer for multifamily, mixed-use, retail, office, industrial, and hospitality. Underwrite the property on the page instead of downloading a PDF and re-keying it.
Rent comps and sale comps pulled into the analyzer so you can sanity-check the seller's pro forma against what's actually trading nearby.
Off-market property search built on county records, so you can find owners of buildings that aren't listed anywhere and make offers we handle the backend process.
Demographics on every listing page (population, income, jobs, commute patterns) from Census data, so you're not tabbing between five sites.
Request a showing, submit an LOI, and negotiate in a deal room with e-signature. The whole thread lives in one place.
Browsing and basic analysis are free. There's a Pro tier for the comps and off-market tools.
If you're selling (or leasing)
Listing is free. You don't pay anything unless the deal actually closes.
You control what buyers see, but you're expected to share real financials. That's the whole point: serious buyers get serious information, which means fewer tire-kickers and faster offers.
Buyers have to show proof of funds before they can book a showing. Your time is protected.
LOIs come in through the platform, so you can compare offers side by side instead of digging through email chains.
Structured deferred-maintenance and capital-needs disclosure, which sounds like extra work but consistently keeps deals from blowing up in due diligence.
Closing workflow built in, from accepted LOI through documents and funding.
If you're a broker
You're welcome, and honestly a lot of our listings come from brokers who want a cleaner process. you get leads for those sellers that want agents to help sell, access to our commercial AI first deal analyzers, off market search/offer capability across 27 states and growing, Co-op compensation is visible to verified brokers, and its free to list and a platform fee per-closing structure instead of a percentage cut.
What it's not
It's not a wholesaling platform and it's not a lead-gen funnel that sells your info to fifteen agents. It's also not a national behemoth yet. We're strongest in Illinois and Florida right now and expanding county by county.
I'm posting here because this community has spent years talking about exactly the friction we're trying to remove, and I'd rather hear "this is missing X" from BP investors than from anyone else. If you check it out, tell me what's broken or what you'd need to see before you'd actually use it for a deal. I'll answer every reply.
