Hi! I'm new to this community but was recommended by a friend who's an attorney.
I'm looking for an attorney to help review and structure a fairly complex real estate transaction involving multiple co-owners, an undetermined ownership structure (LLC, TIC,etc) an existing low interest mortgage, and seller financing.
I'm specifically looking for someone experienced with real estate co-ownership agreements, LLC/title structures, and seller financing, rather than a general real estate closing attorney.
If you’ve personally worked with an attorney who is excellent at this type of structure, I’d love a recommendation! I live in MT but Location is flexible—I’m more interested in finding the right expertise than someone local.

Sam — one thing I’d tighten in the search: location may be flexible, but licensing and jurisdiction probably shouldn’t be.
With multiple owners, seller financing, an existing mortgage, and the LLC vs. TIC question all interacting, I'd look for someone who does transaction structuring—not just closings—and who is comfortable coordinating the ownership agreement, title structure, financing documents, and lender-related issues as one transaction.
A good screening question would be: “Can you walk me through a deal you’ve structured involving multiple unrelated owners, existing debt, and seller financing?”
I’d also want them licensed in Montana or working directly with Montana counsel, since the property/title side ultimately has to work under Montana law.
You’re right to be looking beyond a general closing attorney. This is the kind of deal where the structure matters as much as the purchase itself.
Thank you so much for your reply Michael and yes, that's exactly the kind of help I'm searching for. I did find someone named Sirkin Law who said they could do it all without Montana council-which now as you say that does not seem to make total sense.
